What you need to get started is a free home search evaluation

This usually takes about an hour and the team meets you at your property or our office, takes notes on what you're looking for, then sits down with you to review recent sales in the area along with current sales. They also preview a search plan that they will put together to hunt for your house in today's market.

What can you afford

We provide a mortgage contacts during our initial one-hour consultation and prepare notes for our buyers. Some lenders are great, some are not. Fortunately we've developed relationships over time with the best in the business that will represent your interests and get you where you need to be.

Buyers shouldn't be shown properties before they're pre-qualified. It's like buying team equipment before you've made the team. Knock this out first!

This is the fun part

Let the showings begin! There is nothing quite like the feeling you get when house hunting. Some searches last longer than others so don't get too put off if you don't find what you're looking for right away. Hang in there! Timing is everything as they say, yours will come!

Once you identify "the one", it's time to negotiate the terms of the deal and that's where agent experience can play a big role in the transaction. You want to make your you're protecting yourself legally and getting fair or favorable terms. 

It's important to note, buyer's don't pay commissions for their agent, the seller does. Use the free help!

home inspection

This is done so the buyer knows what they're getting

The seller make sthe home available to be visually inspected by the buyers licensed home inspectors. It's a tedious process but necessary for most buyers to be comfortable proceeding with the purchase. 

he buyers pay for inspections out-of-pocket and can request things be fixed as a part of the deal, within a negotiated time frame.

HOME 

appraisal

This is the second major post-contract hurdle 

Your mortgage lender will order an appraisal to make sure that the contract price on the house is something they can support and back. It's a necessary evil if anyone is getting a loan. If you're buying with cash, you can choose to skip this or get a cash appraisal done. 

Appraisers use sales from the last 6 months in the neighborhood, so it's imperative to factor that into your contract price when negotiating.

This may be the most stressful part of any pending sale

If you require the services of a professional moving company, we will point you in the right direction to get estimates from pre-screened, top-quality companies.

#8 CLOSING time

Sign the dotted line

This is the day you seal the deal and the sellers transfer the property to you as the new owners.

You'll want to make sure you have movers scheduled, transferred utilities into your name,

the property has been cleaned and confirmed settlement instructions. 

We help you stay on top of that and get you across the finish line with no hiccups.
