  • The home theatre is notorious for being tucked away in a dark corner of the basement so that home owners can attempt to recreate the movie theatre experience. The home theatre of yesterday required a dark windowless space and plenty of room for the large screen and projector. Todays home theatre is taking on a whole new look, with a new location – the main living floor. To obtain the feel and look of a home theatre it no longer requires a wall to wall screen and space eating projector. This is made possible with light blocking window coverings and large anti-glare flat screen televisions paired with cozy couches and chairs. Now home owners can enjoy their home theatre on the same floor as the hub of the house…the kitchen!
  • How to warm up a spacious room ~ Use furniture to define areas – create two separate seating areas and create a flow between the two spaces ~ Close the gap – bring in a large ottoman to fill the gap of distance between furniture. An upholstered ottoman will soften the room more than a coffee table ~ Fill the empty corner – have a corner to fill? Create a reading nook with a couple cozy chairs and a small table ~ The power of paint – high ceilings can seem overwhelming. To make the room feel more intimate use a different color paint on the bottom half of the wall. Try using wainscoting or tape off a line and paint everything below it a different color. ~ Take advantage of tall potted plants – If your room has high ceilings, help fill in vertical height gaps and accentuate the high ceilings by integrating tall potted plants in the room
  • #1 - You'll want to know if there are riparian rights. Those give you the right to build or reconstruct a pier, access the water for swimming, boating, and fishing. #2 - Critical area regulation is huge in the Chesapeake region. The proximity of the house to the water can determine whether any additions to the property are possible, or any pools, sport courts, or additional structures. It's also important here to have your title attorney see if any violations currently existing with the property. #3 - Water frontage is how much of your property actually runs along the water. You'll want to know how much you have that you can enjoy, but you also want to see the state of the water frontage. Do you have to budget for replacing the bulkhead? Is it rip-rapped? Living shoreline? #4 - Water depth is HUGE for boaters. Depending on the vessel (power boat or sail boat) you'll need a specific water depth to operate your boat. Does the property have that? Does the body of water it's on have that depth? Is a boat lift required because the tide gets too low?
