ROAD MAP TO SELLING
What you need to get started is a free home evaluation
This usually takes about an hour and the team meets you at your property, tours it, takes notes on condition and presentation, then sits down with you to review comparable sales in the area. They also preview the marketing plan that they will put together to sell the house in today's market.

We provide a two-hour consultation with our staging professional and prepare notes for our sellers. Some properties are easy, some are not. Staging sells home faster and for more money.

This is the most important marketing aspect your home will have
Staging helps the photos look as good as they can. We want each house to look like it belongs in a magazine! We have a professional photo and video team come in to the property once it's staged and they send an hour to a day getting the best shots of your home.

We provide a state-of-the-art platform for each of our properties. From traditional means of print media, open houses and yard signs, to upscale tech tools including social media targeted ad campaigns, professional videography, 3D Matterport - we have a bevy of tools we use to market our properties. We customize our marketing plans for every property but all are syndicated on the top real estate websites for maximum exposure.
Ahhh the excitement
The goal for all that marketing is to get an offer (or offers). Once you get that, it's time to negotiate the terms of the deal and that's where agent experience can play a big role in the transaction. You want to make your you're protecting yourself legally and getting fair or favorable terms.
This is done so the buyer knows what they're getting
As a seller, you make the home available to be visually inspected by the buyers licensed home inspectors. It's a tedious process but necessary for most buyers to be comfortable proceeding with the purchase.
Ideally we'd like to do a pre-listing inspection and make fixes before listing, but that's not always time-sensitive. The buyers pay for inspections out-of-pocket and can request things be fixed as a part of the deal, within a negotiated time frame.
This is the second major post-contract hurdle
The buyer's mortgage lender will order an appraisal to make sure that the contract price on the house is something they can support and back. It's a necessary evil if anyone is getting a loan.
Appraisers use sales from the last 6 months in the neighborhood, so it's imperative to factor that into your pricing when listing and negotiating your sales price.
This may be the most stressful part of any pending sale
